Goat Island, Rhode Island

Goat Island is an exclusive gated community off the coast of Newport's historic waterfront. Each of these waterfront cottages is named after a winning vessel of the famed America's Cup sailing competition. This house, known as Mischief, sits in the middle of Goat Island.

As it is often the case with buildings this close to the tidal waters, expansion and demolition is highly regulated. This proposed reconstruction will transform this 1980's weekend get-a-way into a stately waterfront home. The plan is organized to allow for each room to have a stunning view of Newport's historic waterfront and harbor. This will all be accomplished with minimal expansion of the existing footprint.
